It's issued by a Gas Safe registered engineer after a thorough inspection of every gas appliance in the property.
The certificate is a legal requirement under the Gas Safety (Installation and Use) Regulations 1998. As a landlord, you must have a valid CP12 for every property you rent out, and it must be renewed every 12 months.
